 So you could get 35 houses in Toledo for $15k that are renting for $750/month?

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). Find them through Google and meetup.com Do this via phone till you visit.

To find out about an area go to IREM.org search for ARM certified property managers. Call 5 ask them what they see expenses running per category per unit. What do they see them selling for per unit, what is the market occupancy rate. What are the market rents? Ask them if they know anything coming up for sale. Great way to pick up some good info and possibly a deal.

You can also search NARPM.org for the RMP (Residential Management Professional) and MPM (Master Property Manager) certified.

Hello,

I'm excited to have found this forum I've been passionate about real estate as long as I can remember. I would drive around Houston in my early 20's looking at property I wished I could invest in (turns out I would have made a lot of $$$).  I currently live in the Toledo, Oh area and am looking to get started officially. I have bought and sold primary residence here and back in Houston now interested in investments in this market along with Detroit and Cleveland. Thanks for keeping such a thriving community this place is great!
