Like @Andrew Fidler said, we can help you if you give us addresses.
So you could get 35 houses in Toledo for $15k that are renting for $750/month?

Engelo, do you run a meetup? Your name looks familiar. Let's set up a time to meet at your office in the next couple weeks.

Welcome take full advantage of the BP resources.
Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). Find them through Google and meetup.com Do this via phone till you visit.
Two Great reads, I bought both J. Scott The Book on Flipping Houses, The Book on Estimating ReHab Costs http://www.biggerpockets.com/flippingbook
To find out about an area go to IREM.org search for ARM certified property managers. Call 5 ask them what they see expenses running per category per unit. What do they see them selling for per unit, what is the market occupancy rate. What are the market rents? Ask them if they know anything coming up for sale. Great way to pick up some good info and possibly a deal.
You can also search NARPM.org for the RMP (Residential Management Professional) and MPM (Master Property Manager) certified.

Thank you so much Paul!

Welcome aboard! I have helping investors in Toledo for nearly 25 years.
If interested I can give you access to the MLS to help you establish valuations, instantly look up houses etc. Also we manage about 900 units so we can give you some local insight, laws, contacts, etc. Also you might want to check out the local REIA...a great group and educational resource
Jim, thank you. I'm interested in as much info as possible and will definitely look into the local reia. Can we chat sometime soon for more info on the MLS and questions I have?
Thank you all for the information and hospitality!

Hello,
I'm excited to have found this forum I've been passionate about real estate as long as I can remember. I would drive around Houston in my early 20's looking at property I wished I could invest in (turns out I would have made a lot of $$$). I currently live in the Toledo, Oh area and am looking to get started officially. I have bought and sold primary residence here and back in Houston now interested in investments in this market along with Detroit and Cleveland. Thanks for keeping such a thriving community this place is great!
Regards,
Wil
