Hey Alwilleed,
The good news is you're going to have a lot of options based on your guidelines. If #1 on your list is safety I would also recommend looking north a bit, somewhere like Worthington. You'll be within 15-20 minutes of campus and although there isn't a lot of inventory, Condo's will occasionally come available in the price range you're looking.

If there's a good thing about a situation like this it's that we can all learn and take that knowledge to make our business stronger moving forward. I think there will be some additional opportunity to purchase that wasn't there a few months ago as well. Hopefully everyone finds those opportunities and keeps pushing forward. Things will bounce back and I believe they will sooner than later. Good luck all!

Hi Luke,
I'm just starting in the BP community and have already learned a lot from some of the seasoned posters. I too have been excited to see so much willingness to share and hope to add to that as much as possible.
I can tell you that from our companies point of view what's going on now isn't changing our investment strategy. Our model isn't based on speculative buying and needing the market to go up in order for our investment to work. If the property fits and we like the numbers it wont matter if there's a dip in the market and the value decreases since we're owning long term and eventually it will come back. Even if the market does slip we're confident in rents remaining fairly stable in the areas we invest. Hope that helps some. If you other questions feel free to reach out.

Hi Lamont, I grew up in Gahanna which is adjacent to Westerville and have family that live in Westerville as well. If the numbers work based on your model I would suggest it's a great area to invest. As recently as February I was working with a realtor who was selling a 12 unit in Westerville and I'm wondering if it's the same property.
