I received the 1k advance but waiting on a call or email to start the actual loan aspect. Does anyone have any insight as to what the next steps should be if I have received the advance? Is there an official application I need to submit separate from the online questionnaire that I submitted for the advance? thank you

and to give additional detail, I believe I applied 3/31 and claimed 0 employees. I did not receive a confirmation email after submitting the app, just the confirmation # at the end of the online app on SBA website. I did receive the email last week stating the advance would only pay 1k per employee.

Research Estoppel letters for future occupied purchases, helps avoid he said she said. Always best to buy vacant. I also second what the others said about the VA loan.

@Edmund Post second what @Theresa Harris said. in addition to PMI, look into the loan fees the lender is charging between the different downpayment amounts.

@Kelli Standekar the water damage you can't see is the mystery. I'd bet it's 10x worse inside the wall than what you can see from the bedrooms. Money can fix anything but how much will it take is the question.

@Sanise Hass Hey Sanise. First you would want to determine how much equity is in your moms house. Then analyze the house to see if it makes sense as a rental. Does your mom live there now? If you, your mom or both currently reside there, where would you move to if you converted this property to a rental? If there is sufficient equity to pull out and the house doesn't make sense as a rental, you could refinance, remain living there and use the proceeds to fund property #2 as a BRRRR or rental.
