Has a female never committed a crime? I understand if this was a bedroom rental inside the house, then maybe sway more to s certain gender. I would not advertise female only.

Lot of factors. Do you have a lot of equity in it? Are you pressed for cash? Will it rent for minimum $4k/month?

Max out the security deposit. Collect first and last month rent. I wouldn't worry with the cleaning crew as the damage will.be done anyway if it's going to happen. Make sure all three are on lease
