It was purchased through Sears but not through retail. Im not sure but my contractor facilitated the contact and I paid directly to Sears Maybe buying direct from warehouse? I never asked but saved the email to guy from Sears haha.

Like others have said, if your in a lower price point it may not matter. I know it would drive me crazy and let's be honest, would you want to loose out on a potential sale to save a few hundred piecing together a kitchen suite? You can usually catch sales around the holidays. My last 4 piece suite was SS Kenmore and it was $1800 delivered. I thought that was a good deal, fridge was French door with dispenser.

You may need to season the heloc money in your acct for 2-3 months for a more no questions asked approach. Of course the debt will show in your report but if your DTI can accommodate it should have no problems.

It's the exsisitng rental portfolio hurting you. Writing a letter to the underwriter usually does the trick.
You say you currently live in a condo by the beach?? Sounds like a large multi unit complex full of people, some maybe even airbnbing. Doesn't sound like a quiet and peaceful place, full of partying and load noise. Never any parking due to the influx of vacationers, that's always a problem. I'd want to move away from party town myself....get my drift :). Maybe your starting a family ;) ;).
