Hey Joshua. I don't know about GA but here in Va, south of Richmond, large parcels of farmland sell in the 2500-3000/acre range. Did your realtor say 10k/acre is market for that region? Seems mighty high for overgrown farmland but could be market there.
Have our thought about subdividing the land yourself and selling lots? Your pool of buyers will widen if you can do this.
Is there any timber value on the property?

I am in agreement and same line of thinking as Robert here. The tenant just wants the AC fixed, they don't have any equitable interest in your property. Other alternative is find a HVAC company with less stringent guidelines.

Depending on the class of this property, I'd probably still carpet the bedrooms. They take alot of abuse and the bedframes and furniture wont gouge up your fresh refinish job. The painting overspray is really bothering me, who the heck does that.

Depending on your loan product you sign a federal notice at closing stating you will owner occupy for however long is the required duration. Most time it's a year, I've seen longer time requirement for loan products with greater financial assistance. So it's not "it sounds like", it is what is spelled out in your closing package.

@Jason Brown sounds like free round the clock security to me. But it will be a problem when its time to market. Don't really have any advice or persuading drug dealers away. Maybe buy another vacant house and get them to move there?

@Jefferey Chheuy the good thing about RE is that over time a mediocre deal can turn into a decent deal. Some will say just sell and find a better deal now. Or if you find a super deal that cash flows well to cover the loss on this property. Many ways to look at it.
