There isn't any provision for any other way to rent that I can see. You must have a license to operate and there is a limited number. There appears to be plenty available for the entire city but they are issued by community. Some have zero issued, some have none available.

Regarding super updated, yes. It needs to be nice and well appointed. The days are gone of grabbing furniture off the curb and tossing it in your rental.

As noted by the other responders so far Airdna indeed is regularly off, and I have found it to usually be low, but I wouldn't build a business around the assumption that is will always be low.

Personally I use it as a starting point, discount the annual rev projections, then make sure my deal will work around those assumptions.  Then I manually check a few comps and see if I can bring my number up.

I've had the same experience as Hamp Lee III time and time again and would say if you have real hardwood (i.e. the kind that can be sanded and refinished over and over again) then it would be cost-inefficient to run LVP over it instead of trying your hardest to underwrite tenants well (or hire a PM to handle all of this with excellence) and handling the damage if/when it comes.

When I opened the forums up that day I saw 4 or 5 DIFFERENT posts from different posters asking about Padsplit.

I would want to be able to add customizations to reports, like economic vacancy and loss-to-lease in additional to physical vacancy calculations.

A nice UX/UI is preferred.

GREAT integrations . . . specifically with Stessa and other savvy softwares
