@Elaine Dea I do!  Well I guess I should clarify that I know they are managing a lot of their own STRs and MTRs in Vegas and run a PM company in sunny SoCal, so I'd recommend double checking with them and asking if she's taking on new properties in Vegas.

Hey @Steven Warner, if your expectations are to get a response (in ANY timeframe at all) and you've called (and left a voicemail), texted, or emailed their sales lines then you're not looking for a unicorn at all!  It sounds more like you're looking for a PM company who is showing up for work and doing their jobs, which I'm certain there are a few of in Wichita.  

Let me ask my guild and see if I can come up with any excellence-minded PM companies in Wichita to connect you with.

Hi @Laura Henderson,

YOU can send statements on most of the tier 1 softwares (Buildium, Appfolio, RentManager, etc) but YOU have to send them, and in my opinion that's exactly what you want to happen.

Along some rhythm you'll want to be exporting these statements, proofreading them, and then sending them out.  The most trust-destroying thing that can happen with your owners is for a mistake to be found on your statements that you're unsure or unclear of.

When a property burns you usually have a couple of options, including:

- Rebuild and keep

- Rebuilt and sell

- Sell the lot at the Dirt Price and use the proceeds for a new deal

Yes indeed, this is an Early Termination Fee or a lease buy-out.  A buy-out would normally be established in the original lease, but if both parties agree (in writing) it may be feasible to introduce this.

@Mary Jay bless you for considering how to walk out your faith here.  It is a tough thing all around to discern how to honor the Lord Most High when dealing with folks who seem content to run from ruinous misconduct to ruinous misconduct (like burying your head in the sand and letting an eviction happen).

The poor will always be among us, yet we are called to love . . . specifically the alien, orphan, and widow.

Those who don't work should not eat, yet we have all received abundantly more and better than we deserve (through Christ).

Ours is indeed a faith of tensions and you do well to consider how to honor the different sides of the tension in your landlording.
