Thanks @Sean Krause @Grant Rothenburger @Antoine Martel @Peter Pratti for the great advice!

I have gone driving for dollars many times and have compiled a list of 100-150 properties (yes I know I need more). We started by looking at the lowest cost skiptrace (whitepages.com) which DID NOT WORK in the slightest. So I have the names and addresses of very potential deals which are distressed properties or people in some kind of circumstance that might make them want to sell. 

@Sean Krause have you used either service you listed above? Their prices seem fair, I would love to talk with some people that have used them and talk about the pros and cons. We are close to pulling the trigger on some marketing, just want to aim the bullet in the general direction of our target.

Wholesaling right now as a freshman in college with very little money. Have gotten a couple leads under contract, but never further than that. For our deals we comb through county records and look for interesting properties that have opportunity if a creative approach is taken.

We are searching for a small amount of people in pre-foreclosure who have a great motivation to sell.

Reaching out to the community to see if someone has pointers or ideas how to:

Find online Notice of Default (NOD), lis pendens or for a Notice of Sale. (this is all public information)

Then a low-cost-per search skip tracing service so when we find these people and addresses we can get in contact via call, email, and mail almost immediately.

In talks and negotiations with a motivated seller and working on getting to an agreeable price. Here is the info so far (very conservative, safe numbers). We are looking to wholesale this property.

ARV ~~ 275k (absolute lowest we project it will sell for, comps are 300-320k

Repairs = 120k (10% fudge factor included) (near-full gut job rehab)

Profit left for Rehabber: 30k 

Profit left for wholesaler (me) 5k 

Closing/holding costs ~5-10k

=== 

MAO equals 110k.

Seller originally listed property for 250k in July, absolutely absurd. we tried negotiating but he was stuck at that fairytale number so we decided to let it go. We look on zillow recently and saw it had two pending sales that were both dropped and now is off market so we decided to give it another shot. He came down to 180k for a simple cash offer but then we got creative.

We were able to convince him that seller financing would much better fit his situation, (old guy, he wants to move to florida to live out his life, and collecting monthly payments while on the beach was very attractive to him, as well as avoiding a large capital gains blow). So he came down to 152k, saying there was a little more room to negotiate. 

So I am putting together options for him with varying percentages down, differing interest rates and balloon payments, etc. I know that there is the price to borrow money, so I would rather be able to include that interest on the front end to raise the offer price for him. Which way would be best to structure this so we can get him as low as possible and most attractive to our end buyer financing-wise?

Starting a campaign and have been shopping around a while looking at companies who offer a turnkey direct mail operation. Im looking for a company to print, mail, and re-mail cards on a consistent monthly basis. Has anyone found a company that works really well for them on a smaller scale, 500-1000 mailers/postcards/letters sent out every month? Thanks!

Have made a connection over the past couple months with this owner, and he does quite well for himself. He came to me saying he has friends who are from Greece that have about $4 Million Dollars they are looking to put into real estate on the east coast but don't know where to start. Not at all. It might be better in your area, but I would not recommend white pages at all. We found success going to the courthouse and pulling records on the addresses to find the actual owner name and address. We actually found the owner of one house by finding out he lives in woodstock, va and then searching him on facebook and getting his contact info through his son with the same name. Find what best works for you but whitepages to us so garb has been a bust.
