Awesome story and what a killer deal!

I just have one question: You mentioned you had to go through an HML, did you have them on board before the deal? Did you already have your team in place with contractors, agents, etc and then you were in the right position when the deal fell?

Every successful businessperson or investor always has a stack of their business cards with them. They can hand them to clients, leave them on urinals, or just use them as a means to, "hey, call me later and we will talk more about this proposition."

My question to those of you out there that are finding success, what makes a winning business card? Colors, shine, putting a stack of cash on the front to catch people's eyes? I am going to be making business cards in a couple weeks here, and would hear to see what you all have to say!

Read the life story of any successful person and you won't have to go very far to see that they found a mentor and that is the reason they succeeded. A mentor can be a book author, a local investor, Biggerpockets. It is a dangerous road if you try to drive at night without any headlights. Spend some time getting informed, then find some sort of way you could provide value to someone who can serve as your headlights and keep you within the white lines and avoiding collisions.

Bottom line—find a mentor.

A great book is Rich Dad Poor Dad by Robert Kiyosaki.

Another great resource is the BP podcasts, found here:

I listen to them in the car, at home, whenever I have time. they are extremely motivating and contain a wealth of practical knowledge.

The sad part is that the majority of people all have your situation and they don't know what to do about it. The good part is that real estate can serve as a means to get out of bad debt and turn you life around.

@William McGregor What has prompted you to want to start in buy and holds? Unless you have large capital reserves, you will hit a wall very soon. Also one of the more riskier options for someone starting out, because of all the moving parts: land lording tenants, maintenance, rehab, and all the other complexities. 

While the idea of positive, passive cashflow does make ever investor's mouth salivate, it might not be the best strategy to start off. Then again, I know nothing about your market and it could be perfect. They say a journey of a thousand miles starts with the first step, so I applaud you for jumping in.

As a side note, if you don't follow the BP blog yet, it is a great source of information on varied topics.

@JD Martin I agree with you completely, however  I don't see it necessarily as cheerleading during the game, I look at it like the pep talk. What do coaches tell underdog teams before they go out and play the championship game? This won't work because of A B C and we won't win because its statistically impossible--no! They indeed tell them that it isn't going to be easy, but instead of condemning them to lose they inspire them to win. 

If I am ever simply "cheerleading" someone into going down the wrong path please do call me out on it. That has never been and never will be my intention. I believe that BP, aside from the numbers and realistic thinking, was created as a support system. You can't go anywhere if you don't believe in yourself, and it is really hard to believe in yourself when no one else's believe in you.
