@Ketal Sonchhatra This part of NH has decent vacation rental demand. Can you share some more info on the property? (BR Count, sleeping capacity, property type, amenities)

Winter occupancy for Jersey Shore is pretty much 0% for winter months as VRBO/Airbnb. Might be worth considering a long term tenant for those months at a discount of some kind so there's a hybrid rental strategy where you get yield from the summer months as a vacation rental but don't have to ride the offseason without some kind of cash flow.

I worked with about 200+ people over the course of 3-4 years who tried to purchase a vacation rental investment property in Las Vegas. Not a single one of them was successful because of the county restrictions. It can be done, but it's just not something I would recommend someone pursue because of the county/city short term rental restrictions. *Also, doesn't help that the casino industry there has some lobbyists to make sure their market share is protected.

Having worked with short term rental investors in that area I would say it's worth taking a look at. The biggest hurdle is HOA restrictions & zoning or municipal regulations. I'm not the expert when it comes to what works or does not work, but I did work with someone who got a property in the Leeds area just up the road and his neighbors aggressively pushed to shut down his property. If you look at VRBO/Airbnb you'll see a strong concentration of where Vacation rentals are so that's where I'd be looking, because residential areas that don't have other people doing it most likely have some form of restrictions.

AirDNA data is hit and miss. It's better than nothing, but I've seen material differences in the #'s they say a property has produced vs. actual #'s. (for example, saying a property has made $140,000 gross, when in fact it really made $92,000 gross) I think the occupancy curve & ADR #'s can be used to get a general idea. It wont' have everywhere which is the downside, but you could always call up the company to investigate what you're looking at doing since they have a team of consultants there to help out for free.

Snowshoe!!!! That's what I would do in a heartbeat. I've seen some pretty incredible ROI for vacation rental type properties there. Massanutten is another good option but that's a 2 hour drive. Good luck.

Only thought here is how difficult will it be for travelers to get there? If it's an island like San Juan Islands, and you need to get a ferry to stay there - that's just one extra step between the guests being able to book it and show up to use it. If it's an island that has a bridge, that's totally different. I think @Douglas Fox nailed it with the " He was smoking his pipe, he slowly dropped the pipe from his mouth and turned to me and said: "I can't think of one advantage." It's an interesting idea I'd just be very cautious.

This just depends on where you bought it. If you purchased in a relatively busy tourism destination, it should be easy to find a cleaning/management/boots on the ground partner. Where did you get it?
