Hi BP,
I have a single family home in Albany County, NY. I purchase it in December. The renovation should be complete this month.
I paid cash for the property and renovation.
I would like to keep it as a rental and pull cash out.
The home is owned by my corporation and I would like to keep the loan in the business name, without any personal guarantee if possible.
Anyone that can guide me in the best direction I would appreciate it.
If your able to help fund me in NY even better!

Hi BP,
This is my first contribution to this site so bare with me here lol.
Id like to thank everyone who contributes to this site with all their knowledge i've learned so much, and to BP for the podcast that I cant live without.
This particular sf is in Putnam County NY this is my 6th flip the first being in 2018. I'm a newbie Investor, but many many years of building and remodeling experience. So i'm trying to slowly move to the other side of this thing while maintaining my contracting business. This house will be listed in the next few weeks. I have another in Westchester that i'll be sharing soon I already started working on it.

My partner and I are currently in the process of 2 Flips in NY, using conventional loans. We’re looking for private lenders. Which will help us scale quicker and purchase more properties. We both run our own individual General Contracting company’s that do foundations to roofs, kitchens and baths etc.. I have a handful of homes I’m interested in pursuing pending we can find funding.. Would love to open a dialogue with some PML and discuss some properties I have in mind. Thank you

Oh quickly I’ll mention what my actual cost as a roofing contractor to get a roof done here in NY is. For GAF architecture shingles I pay $87/SQ I use a formula of $40/SQ for my ice water shield, drip, flashing etc. and my cost for labor is $100/SQ
So for your 1550 sq ft home it would be $3632 not including a dumpster @ $550
$4182 - $144 cheaper for 3-tab
And for the 9SQ home is would cost me $2043 plus garbage.
But like I mentioned both those price are right in the ballpark of where contractors will be coming in at. People can butcher a roof so I would choose a roofing contractor wisely.

In roofing terms a SQ is 100sq/ft you have a 9sq roof the 1300 in labor plus the 1900 in material $3200/9SQ has you @ $355 SQ for your roof which is right in the ballpark for a roof.
His particular roof was 1550 sq ft. $6000/16SQ he’s at $375 SQ which again would be right in the ballpark.
