Hi all,

Often when trying to come up with ARV (retail value) on a property, I come across sold comps that look suspiciously low- & I'd like a way to determine whether or not they were cash sales. Is there a more practical way to do this than using a realtor? I've scoured BP & can't find a good answer to this other than findcompsnow.com- not sure how reliable that site is though. Thanks in advance!

Hi all,

I'm in CA (Los Angeles), and I've been working with a seller w/ several properties who recently received a notice of delinquency stating that any properties she owns that are 5+ yrs delinquent will be sold at a tax sale July 1st.  From my title guy's recon, however, it looks like she's only 1 yr delinquent on each property.  My questions are:

1. Is there a chance they just send this notice to anyone who's 1+ years delinquent, even if they're not yet 5+ yrs delinquent on a property?

2. How can I dig deeper (beyond just working w/ the title co) to find out exactly how delinquent my seller is on each property?

I have a list of absentee owners from a title company and want to weed out those with less than 40% equity in their property. Unfortunately, the title company can't provide this information, so it looks like I'll need to do a rough calc based on the info that the title co CAN give me. So my questions are:

1. How much info can a title company give me regarding the loan(s) on the property? Origination date? Term? Interest rate?

2. How does a CoreLogic site calculate % equity? What do they know that a title company doesn't?

3. Speaking of CoreLogic sites, should I just bite the bullet & buy a list from ListSource? I'd rather not, but if it'll get me higher quality leads then I will.

I'm about to send out my first mailing (out of state absentees) and am noticing that ~1/2 of my leads have a 2nd owner on the property. Should I address both owners? Just owner 1? Am I totally over thinking? Searched the BP forums & couldn't find an answer.

Thanks for the responses guys! In addition to the great suggestions above, looks like I can get a digital copy of the local roll (containing the name & mailing address for the 1st/2nd owner, which is what I need) for a couple hundred bucks through the assessor's website. Another option: use PropertyShark.com to get the owner's name, along with any number of 'people finder' sites (USA People Finder looks good & charges a relatively low monthly fee) to get the mailing address attached to that name.

I'm currently 'driving for dollars' in Los Angeles, CA to put together a distressed property mailing list. I have a long list of names, but the next step is to track down the owners' mailing addresses (may or may not be the same as the distressed property) & I'm running into some difficulty.

I've seen (on BP and elsewhere) that it's possible to use the county/tax assessor/clerk of court websites to get this info, but can't figure it out. Can anyone break this part down for me? Feel free to use an example from a city you're familiar with.
