What do you do if you can't find enough comps in an area to find an ARV that you believe you will get?
Would it be better to look in a different area, or are there other things to look at that can help find an ARV that would be accurate?

I know it can vary depending on which market you are in, but is 70% off the ARV still a good rule to have for estimating closing costs and commissions, or has it changed some?

I’m looking to get started in wholesaling, and the one thing that I’m trying to figure out currently is how or where to get a contract or purchase agreement to use with a seller. Does anybody know where I could start?

I recently heard on a podcast that you could use money from a self directed IRA as earnest money for a wholesale deal, and then when you flip or assign the contract, the money you make from it would be tax free apparently. It was a podcast from awhile ago so I'm not sure if that still works today, but if it does, how does that work, or what are the steps to do that?

I’m looking to get my real estate license and I’m wanting to know which way would be the best way to go about it. I’ve seen multiple places to get it and I’m not sure which way is the best way. If anyone has some answers or advice it would be greatly appreciated, thank you.
