Ive been station at New River for the last year and have a team in place...

All of the areas around Camp Lejeune are good but getting crowded...Not a lot of city planning...Nice houses right next to trailer parks and industrial areas.  I would direct you to Richlands, NC.  Ten minutes east of Camp Lejeune, Richlands is in the "Path of Progress".  Homes and neighborhoods are nicer than Sneads Ferry and some great larger properties can be had for less money than you will find homes in Sneads Ferry.  The best rated School System in the County is in Richlands.

Also, you should know that many of the properties that were damaged in last years hurricane are coming back on the Market soon. Most of the properties to look for are the properties owned by the VA. The VA has to conduct stom remediation before they sell it. Houses of varying levels of repair needs will be available.

Hold off using your VA Loan until you get posted somewhere like DC where the VA Limit is really high.

Lots of banks will allow you to put down only 3-5% down for a conventional loan if you are a service member PCSd to a location.

Don't use your VA Loan yet...If you are PCSd to an arena some banks will allow you to put 3-5% down for a property.

If you are going to pay rent, you are going to pay a deposit, first month’s rent...For some places in NC you can put down that much for a house.

Keep you VA Loan for when you get ordered to an area with a high VA limit like DC/MD/VA or Hawaii.

I bought a VA foreclosure that had been vacant for over a year...Once I had possession of the property, I ripped out a perfectly good kitchen. I thought I was my own episode of "Fixer Upper"

The kitchen was dirty and had minor damage but rather than clean it and repair the cabinets and counters I replace everything...I ended up spending $4,000 for a new kitchen...BEFORE appliances.

Looking back, I would have focused on what a tenant needs and not what I would want in my own kitchen.

I’m currently stationed in Jacksonville, NC and have a solid team (Realtor/Property Manager/ Contractor) all under the same roof here in Onslow County, North Carolina.

Very easy to find “1%” properties from the 70k to 120k price point.

Most of the renters are military and some are capable of 1 year or more leases.
