Permits aren't a big deal in my experience. That said, most work is done without permits (like most cities).

The questions is overall pretty broad, so those are broad stroke answers. But understanding the market in general can be a big learning curve for folks. It's block-by-block and I don't think most folks really understand what that means. 

The city is also 150 sq miles, so lots of ground to cover/understand.


 How would you recommend finding solid contractors to handle 3-5 renos a year.

I am moving to Detroit and am in need of a contractor that can handle whole house renovations. I will likely buy a fixer upper and have it fixed up before I move in. Then I would like to start to BRRRR. I need a solid contractor that can handle my 3-5 renos a year.

I am looking to buy a house for my wife and I to live in, ideally one that can have value add. Considering buying in cash and refinancing after rehab. I need good lender recommendations for the refinance part of BRRRR as that will be my primary vehicle up there.

I was wondering what obstacles rehabbers have in Detroit, I’ve heard permitting can be tough. What are some things to look out for when looking at distressed houses?

My name is Billy Farley, I am an agent with EXP Realty and a real estate investor. I wholesale real estate as well as fix and flip. I’m interested also in buying holds for long-term.

I’m looking to move to Detroit, that market is unlike anything I’ve seen. I was wondering what life might look like as a real estate investor/agent. From what I can tell, Detroit is in a long-term rebound. I’d like to get boots on the ground in the very beginning.

If anyone can offer me any insight that would be great. I plan on moving into the city proper, probably one that makes the top 10 of best neighborhoods in Detroit.

I am purchasing a fix and flip here soon and the basement is fully unfinished out. There are some electrical units and dry wall put up, but mostly unfinished. I am planning on minimally finishing it out buy painting/epoxy the floor and making cement walls look nice and general waterproofing (looking for advice on that). House is 826 sqft upstairs, basement is 826 sqft but unfinished with the utility room as well as a room with small basement windows (not egress). 

I want to list it as a 2bd 1 bath 1600sq ft with bonus room (office/kids room). What do I need to do so that I am covered when listing like that. Who makes it okay to list as finished space, what are the requirements. We do all our work in house, (have contractor as partner), and are considering running HVAC down there. 

I could really use some insight as this is my first flip. If you have any more questions about this scenario, please ask!

Myself and my contractor are both army vets who run a rehabbing business. We are looking to work in the greater richmond area. Hard money is quite expensive, and we can keep our cost down with our own labor. We are looking for someone to fund these deals and make some money with us.
