A suggestion for additional features and content to add is a new construction calculator. You can sort of finagle the Fix & Flip, BRRR, or rental property, but it doesn't really do the calculations correctly.
Not sure if anyone else is analyzing new construction opportunities with construction loans or hard money. Just a suggestion that I think lots of folks would benefit from. Back me up @Pasquale Zingarella.

@BJ GibbsDo your research on neighborhoods. School systems matter if you want higher quality tenants. Also, the market is pretty hot at the moment and in the seller's favor.

Thanks for the insights Bryan. The land will be about 5-6% of the completed property's value once construction is completed. So the majority of the cost is in the improvement versus the land acquisition.

@Basit Siddiqi What if you already own undeveloped land in an opportunity zone and plan on improving it now? Is there a way to set up a fund and have any of the sales/proceeds from the development be part of an opportunity fund?
I'm looking at building new construction and if possible would like gains to be part of a tax-advantaged opportunity fund.
