@Ross Vincent not sure about that market. I know they Eaton, Dalton, and Chatsworth area have a great rental market with everyone working for Shaw Flooring.

@Ellie Ryan I started my first STR at the beginning of C19. Our first month (March) we met just above 50% occupancy. I've maintained 95% occupancy since. We are getting ready to open our next one at St. Joe Beach in Florida. There are many good resources for looking at current markets as well. I use airdna to see if a location will work. Many markets are built around STR's and have been for 40+ years. Find the markets where it is solid and focus on those.

@Greg Byers sorry I haven't been cruising the forums lately and just searched and found your post. I live in Dawsonville and would love to meet up and talk Real Estate. I currently run an Airbnb in Dawsonville and I'm getting ready to open two more in the Port St Joe Area. We are using STR for income to purchase long term buy and hold. I also know there is a meetup at the golden Coral off Marketplace Blvd in front of Dicks sporting goods each month that anyone can attend. Look forward to meeting up with you!

Hi William, I don't know your background, but what area of Atlanta should I consider investing in for the highest ROI in terms of selling price or rent? Are you saying Forsyth?

 Justin that really depends on what you are trying to do honestly. If you want to flip houses you're going to work hard  to find them with all the competition in the metro Atlanta area. Renting a house out with current house prices here is hard to cash flow also. House hacking is a way to get around this and helps with the ability to purchase more expensive properties and make them cash flow. 

The biggest thing honestly for getting the highest ROI would be getting the best deal going in. That can be had anywhere. It's just about finding that deal and getting it.

Forsyth is projected to be growing a very large rate as the 400 corridor develops and expands. I live just above Forsyth. Could be a great place to buy and hold now, collect rent and sell one day for a large profit. Since you said you were in the Atlanta area I figured I'd let you know.
