@Oren K. Thanks for the response. I agree I have a very hard time using the system to get any useful information. You almost have to search the name and hope that the nicer area that owner owns property in is there home address. Not a very concrete process.

@patsy Waldron Thanks for the reply. I have been on the new website. I can't find the address of an absentee owner. It shows the owner and I have the address of the property, but how do you find the owners actual address if they own more than 1 property?

I was wondering if anyone in the Cleveland area has done any driving for dollars. I recently tried this and am at a roadblock because Cuyahoga county has a system that doesn't show the owners address. Does anyone have a good way they have used to find this information?

My partner and I personally met with both tenants and they both told us why they didn't really pay what their contract told us they were paying.  We got about 2 months rent from both units.  Needless to say we tried to work with them after serving the 3 day notices.  It worked out with one after actually filing the eviction.  The second we were able to settle with at court.

Thanks for your input @Filipe Pereira and @Jad Boudiab.  Do you rescreen tenants that are currently residing in the property, or do you just approve based on rent rolls and years in the property?  Also, do you then have them fill out a new lease contract at the initial meeting, or wait a little while 1-2 weeks?

I am acquiring my second rental property hopefully soon in the Cleveland area.  I was just wondering if anyone had any good tips on transitioning the tenants into our new ownership/management. 

The last property we did this with went poorly.  We had to evict both tenants.

Thank you all for this very enlightening post. I was thinking of marketing first then wholesaling what I couldn't personally use. Now I will totally rethink this strategy. Maybe get a RE license first. This is why I love the BP community.
