What a great thread!  In life you want as many options possible, and education does indeed open doors.  Those pieces of paper can't hurt, and could very well be a blessing in the future.  Lots of people will tell you that college isn't necessary either.  I hear many people say that they regret not finishing their degree, but I hear very few people say that they are sorry they have one.

@Efraim L. All of my investments are totally passive syndications.  I never realized that you could truly invest in real estate without the work until I discovered multifamily syndication.

@Jacob Morris I did it in five years by moving money from the stock market. I retired last year and now find deals I love and tell everyone I know. The key is to determine your priorities and find like-minded syndicators to work with.

@Ethan Smith it depends on what your definition of a better result is. My definition is immediate cash flow with capital preservation as the first priority, tax-friendly, at least 7 or 8% preferred returns with depreciation paper losses, and all-in after liquidation an 18% or higher annualized return. I would look for multifamily syndications with those criteria, and passively invest $100k each in a few. Then rinse and repeat. (Doing no work myself) I did just that and retired in 5 years. Your definition of better might be entirely different. Hang around here, determine your goals, and ask questions. There are many people here who will share their experience. I was a NYC advertising executive. I found my niche making passive investments in apartment complexes out of state. I also have a couple of properties in Brooklyn and Ulster County NY, but I’m not a fan of the NE in general.

When you start getting a paycheck, no matter what, pay yourself first.  Save something every month religiously before you do anything else.

@Michael P. I would talk to some turnkey providers and look into investing in a syndication as well. Lots of info on this site about all of the options, and I would take my time.

People here are willing to connect and share their experiences. Then you can decide what is best for you and your family.

(And btw, I feel your pain. I’m in NYC.)
