Post: Small investment into Data Centers

I've managed to save up $35,000 from a side hustle, completely separate from my W2 income. I'm already in a good spot with my main finances: I max out my Roth 401(k) annually through my job, and I own one out-of-state single-family rental property.

My interest now lies in deploying this $35k specifically into data centers. I'm long-term bullish on the space, recognizing its critical role in our increasingly digital world.

Here's my challenge: I understand that $35k is likely not enough to directly participate in private data center syndications, which often have much higher minimums. My goal is to find ways to get more direct exposure to data centers than just investing in a broad data center REIT ETF like DLR (Digital Realty Trust).

I'm looking for creative ideas or strategies on how I can invest in data centers with this $35,000, outside of just buying an ETF.

Has anyone successfully invested in smaller, more direct data center opportunities? Are there any niche platforms, specific types of smaller-scale assets, or alternative structures that could be accessible with this amount?

Really appreciate any thoughts, insights, or experiences you can share!

Long story short I am receiving $35k from a side work project. This is not part of my typical compensation. I max my roth 401k annually and own 1 out of state single family rental. I am interested in using these funds for an alternative real estate investment strategy outside of long term buy and hold rentals (tax lien, air bnb arbitrage, commercial, data center).

Here is my situation. I am NYC based with a solid W2 job in tech and I own one out of state rental property. As I am sure you could guess I pay an insane amount in taxes every year. I am looking for ways to reduce my tax bill outside of traditional strategies for a w-2 employee (Max 401k, HAS, etc). I do really like my job and don't plan on being a full time entrepreneur

Would love to connect. I have explored ideas like starting an LLC, doing a cost segregation on my property, short term rental loophole, etc.

Hi All, 

First time out of state investor. When an agent send you a video of a property walk through what are key items you are looking out for? Obviously it is a very different experience than walking the property in person so any advice would be extremely helpful and appreciated. Thank you!
