What is the cost to build a new SFH from the ground up. The ideal floor plan that I am looking for would be +3bed / +2bath, 2 car garage, maximum natural lighting, +1800 sq/ft. I am still debating at this point whether it would, or would not be beneficial to make it a pool home. Looking to get the ball rolling within the next 2 to 3 months. If you are a SME contractor in this field, maybe we could talk about floor plans if you already have designs drawn out.

Hello @Rafael Salazar. Welcome to the BP community! There is a ton of knowledge to immerse yourself in here. Also, there are thousands of people here that would be delighted to help you out with any questions you may have. I have been investing in SouthWest Florida, but I am actually considering expanding into the Georgia market myself. I'm actually in the middle of analyzing a deal now. If there is one piece of advice I have for you, I would have to say hit the ground running. Doing the first deal will possible scare a little poop out of you, but you will gain a lot of experience and confidence after it is all said and done. Best of luck to you my friend. Thanks @Jassem A., I was actually able to find the listing online. There are TONS of potential with possible motivated seller. Its funny looking through the list seeing that there was at least 20 properties that had code violations for chickens, roosters being too loud, and people treating there property as a poultry farm by breeding chickens. Reading through the list seeing the hundreds of violations was my entertainment for the evening. Already printed it out and will start mailing first thing tomorrow. Wish me luck!

Hello All,
I have heard in the past about individuals finding leads from code enforcement violations. I have searched all of the government sites in my area, but I am unable to find a public listing of code enforcement violations. Does any one know of a means to acquire this list, or if it is even allowed for public view? Thanks for the help in advance.

Good points @Dave Foster. My original intent was to flip, but it turned out to be a disaster, so I was planning on just refinancing, pulling out $40k from the equity,and then just use that money to pay the deposit on the next property. So Inguess you could say that I wanted to know if I needed to do an exchange on the equity cash out money.

@Sam Shueh, I personally agree with you 100%. No one will ever run your business the way that you will run it. Trust me when I say that I want to be there right on the front lines getting my hands dirty, saving my company money, and overseeing everything with my own eyes. But it just cannot happen at this point. In due time it will, but I still have a full time job at the moment. The beginning was "VERY" rough - I learned a lot from it. We were slightly derailed but we are back on track and ready to proceed forward with the next investment. I am working as hard as I can though to get back home to get personally involved with the day to day routines with my company.
