Bill, I think you are right on the money! I also want to build that legacy for my children which is why I named my company LKE which is my 3 children's first initials. The only problem now is my wife is expecting surprise baby #4.......got to create another LLC I guess! Wholesaling is my "job" but my retirement fund is my buy and hold properties. I am currently just in SFH but would love to get into apartments down the road. Great post and best of luck in 2016!!!!

Welcome to BP Jennifer! I think Ali gave you some great recommendations of cities to invest in. As I would recommend to everyone investing out of their area, be very careful, Numbers can be very deceiving. In my opinion it is always good to do all your research and talk to lots of people in the cities your looking to invest in. Once you have done your due diligence, fly out and go look at some properties in person and get a feel of the area. I can only speak for Indianapolis but it is a very street by street and block by block type of area. It is very important to have a good team on the ground that can help point you in the right direction. Best of luck in 2016 and if I can be of any additional help, please feel free to contact me. Scott, you are for sure in the right market for great SFH rentals. I agree with everyone else on their comments and would also suggest you go to local real estate meet ups. There are several of them a month and this will help you connect with others investing in SFH so you can find out what areas might be good for you. There is usually several good wholesalers there too that may also be able to help you find some properties. Best of luck getting your first deal!

I would be careful investing out of your market. That being said, Indy is a great market for good rental returns. Like Ross mentioned, the most important thing is you have a good team in place. Indianapolis is good market but can be very street by street and block by block so very important to do your research. Good luck!

I agree with everyone up above. If you buy a 2/1 I would make sure it has a garage. Otherwise I would probably not buy it. Sometimes there is a room with a window that could be turned into a bedroom by adding a closet, good way to add value by making it a 3/1. Best of luck!
