@Steve L. I personally think 2626 E North St is the best deal of the properties you mentioned above. Although there is also a 623 Eastern Ave that just came on the market for 24k!!! Crazy low price, but just my opinion.

Nice well maintained 2/1, 888 sq home in Emerson Heights. Rents range from $700-$800 for 2 bedrooms in this area! Needs some carpet, paint, kitchen sink and minor cosmetic repairs. All of which are very minor. Roof is only 5 years old, new water heater and furnace is around 8 years old. Took pictures of surrounding houses, very nice street.

All cash, sold as is and buyer pays all closing cost.

I think east of state is way safe now if you buy it right. I have wholesaled a few properties in the last 60 days there and comps are really rising. I believe there is still a line but becoming less and less of one as time goes on.
