I applaud you for wanting to invest in real estate. Without much experience, partnering with someone with integrity and experience would be a good start. If your goal is to get passive monthly income, being a lender would get you there. Depending on how long you want your money working for you, apartments could be a good fit. Are you just wanting to invest and not learn the business or do you want to learn the business? Either way blessings and wisdom to you in your investing.

When buying a fourplex that has one water heater and one meter for electricity. What's the best approach, should we put in separate meters? How to address one water heater? Thanks in advance for feedback.

We are buying a 10 unit complex. The seller purchased the units on seller finance. He has not paid off his seller. We are buying the property at $320k on seller finance. 30 AM, no prepayment, 8.5% APR, 15% down. We have discovered that there is much value add, 6 units are $180 under the market rent, 4 units are $70 under market rent. This is self managed by current owner. We are wanting to make sure we structure this correctly. What information should I get from my seller?Thanks for all the feed back.
