@John Hixon Curious to what call center you use. I have been answering all my calls and as volume increases it is getting very difficult. I don't want deals going to VM.

I think it depends on the price point of the house. We use the same finishes for all of our rentals and lower end homes, however, most of our flips have custom finishes. We build the cost of design into the budget.
Design is a HUGE competitive advantage for us because most flippers in our market go into Home Depot (or similar) and pick off the shelf. Our houses typically sell faster and for a higher price than the comps.
Spend a little time on design and have some fun with it.

A 3-day notice in Ohio has to have some specific language included. You can post the notice yourself, but check with an attorney to make sure it is worded correctly. After 3 days, you can initiate eviction proceedings, however, in my opinion it is worth the $144 to have the attorney handle it. Contact me if you need a local eviction attorney in Cincinnati.

My first step in due diligence is determining the seller's motivation. Rarely a good deal if seller isn't motivated. Crunch the numbers any way you want, but if the motivation isn't there it will be tough to buy the property right.
