@Fred Weiller, what part of Houston are the duplexes you are looking to sell?

@Henry Kusuma @Phin Dinh here is a sample break down of my calculations.  Keep in mind this is projections only at this point, I have not invested in the area but will be next year:

My assumptions are

Insurance: $1,300/yr not including a separate flood ins policy.  I will have to tighten this up for investment props.  My parent's avg anywhere from $1,300-$1,600/yr on single family home insurance.

Maintenance: 9% of rental price

Utilities: $100/yr

Vacancies: 1 mo rent per year

Prop Mgmt Fees: 10% of rental cost

Prop Tax: 3.2% of total mortgage

I have been tracking rates of return for 77373,77388,77389 over the last 15 mo's.  I grew up in 77373 and now live abroad.  If you would like to see a sample of what I have been finding for potential cash flow let me know.

Hello Everyone,

I am moving to NOVA (Vienna/Burke/Springfield) in the next couple of months and am analyzing the real estate market.  I am debating on a buying at wholesale and remodeling or doing a demo/new build and am curious what new remodel/new construction cost run on average per sq/ft for mid level builds.  I am not looking to build a McMansion or anything crazy.  My primary target is construction that I can sell at an affordable rate in the future or something that I can rent out.  Thanks for any insight.

@Andrew Farmer if you wouldn't mind keeping us posted on how your days on market go that would be awesome.  I am looking to invest in 77388/77399 next spring and have been tracking homes for the last 3 months.  I am always looking for stories/information from current landlords/about to be landlords in the Houston area to see how their experience is.  Best of luck on your endeavors.

@Mindy Jensen @Santos Collantes anytime on sharing.  I contacted Zillow and they have blocked the user.  I anticipate they will just create a new account but I will keep monitoring the area and report anything new I see.  BTW, thanks for the good advice Mindy.

Hey guys just wanted to share that there is a scam going on in NW Houston and probably elsewhere. People in Africa are posing as owners of properties from American Homes For Rent. They are getting people to send them money gram checks and then disappearing. Here is a sample ad. Please report these folks to zillow and elsewhere if you see them.
