@Stephanie Medellin I feel I didn't really addressed your suggestion in my previous response. Here is a more direct answer:

- Interested in small multifamily, buy and hold,

- Put 10-20% down

- 75% or better on owner occupied

- No income verification investor

Some highlights I’m looking for in a lender:

-Will finance SFR (1-4) unit properties and small multifamily

-No maximum on the amount of properties I can own

-10% down for 3 and 4 families, and maybe 5% down for SFH and duplexes

-No PMI

- No red tape

-Low closing costs ($9.8k for our $430k)

-Competitive Interest Rates (3.25% - 3.49% on a 30 year)

-They will consider stated income, and/or rental income as income

Well said, @Anish Tolia . You made a great point. And to piggyback off of what you've said, I think people should really see and treat money for what it really is: a tool, and your personal employee, not the other way around. By this, I'm not implying not to work hard and save, but to do so for a real purpose coupled with an end-goal in mind. For instance, to invest some of your hard-earned money on key investments that will enable you to become financially independent, which will allow you to enjoy life to the fullest in the NOW.

@Julie Marquez I just recently read "The Richest Man In Babylon" and it doesn't necessarily talk about the issues you're having, I'm sure there's better books on the matter, but it gives you a deep understanding of the roots of money and the ways our ancestors made it work for them. Today not much has changed; we're still making the same investments in different assets, with the same systems in place. This read might help you see money in a different light.

Just my thoughts.
