If you want lowest, then search internet and most will have low overhead and only take A quality applicants who do not need hand holding.

Overall, know your debt ratios, have fico of 740 or higher, and proof/source of funds.

Did you find them to be easier to deal with than a bank and lower closing costs?

I have been hearing alot of commercials on the radio for Cash Call Mortgage.  Saying they don't concern themselves so much with FICO scores or tax returns. They also accept low down payments for investment properties. They state in their commercials they are more concerned with the cash flow of the property. Also closings are apparently much shorter than a traditional closing (18 days I believe was an example given).

Has anyone use this company to finance an investment property before? Any feedback is appreciated.

I thank you @Tyler Jahnke for being brutally honest about your experience and also @Jay Hinrichs for your experience and wisdom. You both saved me probably $50k or more as I was considering buying a duplex last year and I paused due in large part to this thread. The best decision I ever made was not to buy with Morris Invest.

I still don't understand why they would get involved with such a scheme. He and his wife seem very smart. This obviously ends in their demise and in tragedy for many buyers. Why ruin your lovely family getting into this and stealing from others? I like to sleep well at night making an honest buck. I hope they are taken down soon and people start doing some due diligence on their investments with MI.

That's the power of BP. Rule #1 is always do your due diligence no matter what.

@Steve BenJacob I wrote that post just trying to think of all angles. But I don't own a property with them. If I did I would definitely get an inspection done.

Matter of fact at this point I would have flown down to check things myself. There is too much negative I have seen in this post and others. I couldn't take such a gamble.

I have listened to the podcast for a long time. I have spoken and emailed with Clayton. I even left positive reviews and thanks him for his podcast because it motivated me to purchase my first rental property (from someone else). I am also halfway towards buying my 2nd property.  But there are too many red flags for me to invest with their company.

However, help me understand. You have a long great career on FOX and friends. You have your own rental properties working for you as well.  Why quit your job and start a Ponzi scheme?  It doesn't make any sense.

@Tyler Jahnke have you been able to get to the bottom of Oceanpointe losing their license? Do you have a plan moving forward?

@Jay Hinrichs whats interesting is @Tyler Jahnke just posted a couple hours ago he  just received his rent check. If Oceanpointe has been unlicensed for 3 weeks now I wonder who processed the rent payment
