Read read read. Best advice I can give you. Look up some books some of the guys here recommend. Set for life is great. I personally go with the conventional loan! Any other advice I can give just ask

@Danny Bower Whats your rate of deals when it comes to door knocking. Like... do you genereate leads and possible deals on 10% of the home owners you talk to? More? Less? I know this is super old. Thanks

They've got a lot of really good articles about house hacking. Make sure the numbers work and that you've saved enough capital for the down payment and closing costs plus some for reserves. Good luck

If you arnt handy man kinda person... I would suggest holding off on the flip. Best way to go is find a local investor and ask to help them flip. Partnering with an investor is very helpful. Flips normally require a bit of capital as well.

that's a huge relief that everything is new. Although, I would still plan for it. Wen if you don't use all of it. My reasoning behind that is it's making your cash flow look a little bigger than it is. Does that make sense? Same goes with vacancy. And possibly a property manager. I deduct the PM from my cash flow even though I keep it. Because one day i know ill use one.
