I agree, i believe if you want to attract a certain type of buyer, you include appliances. All the same color and the same make if possible

Is a solo 401K subject to a required withdrawal amount when a person reaches the age of 67?
Alternatively, can a person of retirement age withdraw funds from their solo 401K without a penalty, similar to what they can do with a "regular" 401K?

If this is an "older" couple and I can verify they do not sublet, I would probably let them live there but raise the rent to do renovations a little at a time. However if they are subletting, I would begin afresh with new tenants.

Your investment options with self-directed plan are virtually limitless. All investment gains from assets owned by the 401k will be sheltered from taxes (unless you engage in an active business).
Can you explain what you are referring to as an active business?
