Hello BiggerPockets community! I’m currently on the hunt for my next real estate deal and have narrowed my focus to Columbus, Ohio. I’m working with an agent but am looking for assistance in sourcing potential deals, both on and off-market. My primary interest is in small multifamily properties (1-4 units) priced under $300,000. Any help or suggestions would be greatly appreciated!

Hey Nick, Middletown is a growing submarket between Cincinnati and Dayton, with around 50,000 residents and access to a metro area of over 3 million. The market does offer lower priced investment opportunities and higher cashflow returns, with ongoing revitalization projects like the DORA boosting appreciation potential. While I don’t own investments there, I’ve explored the market and see potential for some long-term growth.

Between Dayton and Middletown those are two great spots to buy a 2-4 unit in as an investment rental. I have a ton of customers in CA that have purchased in all over Middletown, OH. Usually OH and IN are the two main states they I have seen booming business in for 204 unit REI's. As you know its near impossible to find a good cash flowing deal in CA due to sale price, taxes and lack of inventory.

Last one I closed on was over off of Germantown Road it was a great 2 unit that needed a little TLC for $160K but passed an inspection and was livable. Ended up putting $15k into the property plus an ADU and had it appraised in 8 months for $275K. What are you looking for in terms of help rents, market analysis, or bit of everything?

Hi there BP community! I've been studying and researching rental properties for almost a year now and have finally selected the market I want to invest in. San Antonio Texas! I have a local agent in SA that will represent me in the sale and I have a flight booked at the end of the month. Hey BP!

I’ve been seeing people post about the South Bend, Indiana real estate market and have become interested after doing some research. I like the fact that the price points are lower than most other markets and that the city is home to Norte Dame University. Can anyone please share their insight/expertise on the South Bend market? I’m interested in purchasing a rental property and or properties if I can find the right deal.
