I am going to wholesale the first 2 or 3 which I have connected with buyers already who have given' me what specific properties they are looking for ( rooms/baths sq. ft. Etc..)
After which I am looking to flip a property.

Well congrats on learning as such a young age that is something that will carry you. I haven't don't any deals yet but I feel myself getting pretty close :) keep reading if you haven't already read Napoleon Hill Think and Grow Rich it will help you a lot. Keep up the good work.

I get that if u market it then u could be crossing a line because an agent markets homes but at the same time it like saying that I can't sell somewhat that is mine..... But what if u don't market it and you already have an investor you has agreed to take he flip after seeing the numbers.??? I'm in the learning stage I don't want to get in any trouble :/

Thanks for asking this question because it has been something I have been thinking about. I have been getting into wholesaling and hope to get a few properties under my belt for experience as well as some liquid before flipping my first property. We just have to do our due diligence and make sure we are not doing anything that could get us in trouble.

Great question I pretty much am in the same boat at you @ Christopher Thomas .... I understanding getting the contract it's everything that follows is a scary pulling your hair out time. You don't want to miss anything.
