First deal was from a direct mail campaign focused on probate. Ended up negotiating a deal and signing the contract in her living room. We made around $45K on that rehab and were hooked!

Hey guys,

I'm currently writing a business plan and thinking about for starting a property management company. My market is a very popular ski resort county in colorado. There are tons of vacation rental/short term rentals in the area. I've done my research and property management company's charge around 40%/night it is rented for short term rentals. Long term rentals is around 10%/month with one months rent for new tenants turnover with a lease.

I know the market here and have a lot of connections with the locals. I've lived here on and off for the last 8 years..... My full time experience is running and operating a RE investing business (rehabs, wholesaling, rentals) in Nashville TN. My wife and i sold everything in nashville and we live in CO full time now.

I have a ton of ideas on how to market and get properties to manage, i've never ran a full time RE management company. What do you guys think? Any advice for a newbie in this venture?? Thanks!

I'm getting ready to send some direct mail to a probate list. I was wondering how far back on the list should I start? ie. Should I pick probate cases that are about 6,9 months old? or 1 week old? Does it matter when the case gets settled as to when to send them?

I plan on hitting the same people 4-6 times, how far should I space out the mailings? Thanks for the help! much appreciated.

Post: Deposit section on P&S Agreement......

Hey, what's the difference on a P&S agreement in section 4. where it says:

a) By initial deposit submitted herewith receipt of which is hereby acknowledged.

b) By additional deposit due upon sellers acceptance.

Do you only put a deposit on one or the other? if so, how do you know which one? or both? I'm trying to figure out the best way to describe this to a seller. I'm trying to understand this first, lol. I'm a newbie.....thanks for the help!
