@Sing Ho Congrats on your new acquisition! What kind of leases are in place? I would have a discussion (interview) each tenant one on one and be friendly, but very firm with responses. Make sure leases, tenant expectations, contact numbers, and payment methods are communicated very clearly.

I'm up in Fort Collins and the rental numbers are definitely tight. You have to get creative to find the good deals.

@Patrick Martone I can only speak intelligently about the Nashville market. Their market is really tough for rehabs right now, very little margin unless you can create a marketing machine and really sniff out deals...even then, the deals are really difficult to come by. We're seeing signs of a correction there in the next few years. Prices have climbed way too high and average income hasn't followed. 

I agree with @John Horner's points. Are you going to have a full time job as an engineer and have a solid salary to work with? Rehabbing and working full time don't mix well.

@Patrick Martone. Tough question...$100K can go a long ways in some of those markets, but could barely scratch the surface in others. Are you planning on moving?

 Also, my answer depends on how much additional cash you plan to save over the next couple of years to put to work?
