I installed LifeProof LVT from HD in a rental bathroom. It looks great and went down relatively easy. Kinda price at $2.75/sf, but should be pretty bombproof...hopefully. :)

@Lisa Thoele I think the big question is...if you build it, will they come? What is the demand for something like this in your area, are you looking for STR or LTR?

@Nick Burkhardt The 70% rule is very common with most investors and YES, always assume and factor in repairs to get to your ARV (After Repaired Value). Good luck!

@Nick Van Sandt Good question. I'm in a very similar situation in Fort Collins. My general rule was to only buy within a 20 minute drive, but our buying power is ~5x out of state. Looking into out of state investing also. 

The question I keep asking myself is, do I want to manage 4-5 class A rentals locally in an appreciating market or 25-30 class C properties?? I keep leaning to stay local.

@John Vietmeyer I'm currently testing in a rental bathroom. So far, so good. Install wasn't the easiest in a small space, but looks good. Make sure to plan how to spread out your planks so the patterns don't duplicate next to each other.

@Kendall Vrana Used to love driving for dollars. If you're really good at building quick rapport and talking to people, just knock on their door. You'd be surprised at how open some people are and willing to just chat and might turn into something. I guarantee you that 98% of your competition is not doing this.

@Shray Patel Absolutely finish your IT degree, 100%. Those positions are very desired in the marketplace right now. There's always time for RE deals along the way.
