@Chaz Mathias I think if you have a net worth over ~2M then a prenup should be in place. Big money brings out the crazies and you never know. 

What about debt that comes into a marriage, how would you handle that?

@Teague Anderson the 1% rule is really tough in Boulder, FC, Denver....BUT I know investors around the country that only play by the 2% rule.

@Mike S. I've been saying this for years. People talk about the 2% rule and I just laugh. Sure, if you want to be a landlord in class D neighborhoods.

@Jake Adams Good deals are few and far between up here. I have a day job, so I can't hunt like I used to. I'm primarily looking for buy and holds SFR and MFR.

@Jennifer Cheu Whether you do it yourself or not, you should definitely remove the tub and toilet. I can see a lot of water damage as is and I'm sure it continues under the tub. Looks like a gut job to me...

As for the quote, that's crazy, $6K?? You need to get some additional quotes if you're going that route.
