1. Rehab - Buy deal, rehab, sell
2. Wholesale (a real flip) - Find deal, get under contract, assign contract to buyer

@Eric Winters Not sure of your cash position, but rehab and wholesale to generate cash to put into rentals has been a pretty good strategy. I know good rehab deals are very tough to find in most markets right now.

@Aaron L. If I was a private lender, I'd want 50% of the deal on a rehab or flip.
If it's going to be a rental, that's a different story and a little more complicated. What will be the net cash flow on the property/month?

Have you thought about starting your own small business in the marketing space to keep money coming in? Sounds like you're an expert in that area. You can easily charge $200/hour for your skillset and take on projects you want. Heck, it might really take off! That would be a good way to jump start your RE career.

@Solomon Ganz 15 years making $100K/yr = $1.5M. You only have a years worth of living expenses, ~$50K left? Did I read that correctly?

@Eric S. This is just another attack on capitalism by the socialists. They all want to live in the utopia socialist environment, but don't realize it has led to more destruction and death than anything else in world. Just move to one of those countries and you'll be soon running back home as fast as you can.
