@Brian Eastman The only way I'm investing into a 401K is if there is a company match and I'll only invest what they match up to. That's the best ROI you're going to get.

@Christy Browning You are in a tough market for rentals, especially making the numbers work on multi family. I'm up in Fort Collins and unless you can find a smoking deal, you're really banking on appreciation and tenant paying down the note, unless you have a ton a capital. Doing 100% cash deals around here doesn't give you a good ROI when it's all said and done.
