If income stream is your goal, then your best bet is most likely multi-family.  However, it all depends on your market.  Real estate is a micro-level game.  Each one is unique.  I would recommend learning your market inside and out.  The  numbers will tell you what to do.

You received some excellent advice.  Because a 4-plex is still considered residential, you will base your price on comparables.  Your real estate agent should be able to help you find accurate numbers .

Great discussion.  I am also in St. Louis, investing in S.City.  I can't speak for which is better since I am still seasoning both, but I have recently purchased two 4-plexs, all with 1br/1ba.  It seems that most of the properties coming on the market in 63118 where I am concentrating are 1br/1ba.  Fingers crossed!

Welcome to BP @Juan Velazquez .  Your rental is at least meeting the 1% rule, which is pretty good for the San Antonio market from what I've read.  I wish you luck in your future endeavors.  And, as a poster noted before, you should definitely asking for analysis help before buying.
