The best answer to this that I've heard was taking a fee based on the CoCR.  If you are producing high returns, investors generally won't squabble at the fee.  Just my $.02.

Hello @Courtney Price !  This is the right place to start.  The most important thing, in my personal opinion, is to get smart on your market.  Most people advise getting smart by looking at 100 properties, making offers on 10, and buying 1...or at least at the ratio.  After you've looked at 100 properties, a good deal will stick out like a sore thumb. 

But, in general, get educated, join a local REIA (Real Estate Investement Agency), and take action!

Welcome to BP @Daniel Brownlow !  It's good to see other military member joining the family.  I'm current active duty AF, and the info/support I have received on this site is unbelievable!  I'm jealous that you are in ATL!  That market is on fire right now, and I don't anticipate it changing anytime soon!  I currenlty just purchased my second 4-plex in St Louis (stationed at Scott), and I'm liking the results thus far (albeit, I'm still seasoning both of them ATM).  I wish you the best, and feel to contact me if you have any specific questions or just want to chat.

Congrats @Julie Kern !  In my personal opinion, you have a good deal.  This is especially true given it meets YOUR criteria.  On top of that, you are getting >1% in an area that is highly coveted.  Though you should never bet on appreciation, from the sound of it, it is highly likely that this property will appreciate nicely.  ATL is freaking hot right now, and it doesn't look like that will change for awhile.  Check out some of the comments on this post http://www.biggerpockets.com/forums/48/topics/154806-properties-that-doesnt-cashflow?highlight_post=1036705&page=1#p1036705, and pay special attention to @J Scott 's comment.  Absolutely gold when considering your own personal goals.  At the end of the day, you have to do what makes sense to you.  Great post by the way!
