I have had 11 in the past 24 hours.

Of course I opted in to get a tip for free, then I never unsubscribe. I have learned some things from their emails though. I mean besides how to be a good hypnotic copywriter.

So I know that some people are choosing to utilize self directed IRA's to purchase investment property.

Has anyone successfully sold a wholesale property to a buyer using the funds from their IRA? Is it possible?

In this area a lot of brokers are giving 100% commissions to their agents now and charging a desk fee. So in those cases I would say that the broker would not influence the agents behavior.

On a side note we just used an agent with a non-exclusive listing agreement and they brought a buyer within 3 days. So they can be useful at least sometimes.

Do you know a realtor personally? If so then start there.

If not then talk to one. Get to know him or her personally. Then ask for a blank contract.

I got lucky I guess, my father in law just emailed me a pdf of it.

I would have gotten a real estate license at 22 when I moved to FL. Then a mortgage license right before Sept 11th (refi boom shortly after).

I would have got into rehab to retail by 2002 and gotten out toward the end of 2006.

Then I would put the money I made during those golden years into cheap rental property, and hire a property manager. And by now I would have enough passive income to retire.

We wont get into what I really did though. :-)

Well I typically clicked the follow button and then just check the box to get a colleage request too.

Sometimes I typed a message and sometimes I didn't. I really had no idea it made a difference to people. If I am following and or sending that request though, its because I have learned something from you, or see a value in having contact in the future.

Glad I read this now though, so I know to always type something in that box. BTW, it says (optional) right beside it. Which is why I only typed in there when I felt compelled to.
