Why would you even go back to her after she screwed you once?

Common sense tells you that if someone screws you once in this business then that's it 1 strike you're out especially when it concerns agents as a few don't follow ethical standards.

So true, and I was about to post that before I read this.

I was wondering though. Is the OP in a really small town, and this agent gets most of the REO's? That is the only thing I could think of that would put him back in touch with the same person. Even then if she isnt the broker, they could go over her head.

Yea I dont really do the auto responder for my cash buyers. I only have 2 messages and one invites them to join a separate list where I will contact them personally when ever I get or find something they want. I wish I could sell them some initiative. :mrgreen:

Well, like I said the real buyers that I get from ads on CL come from properties that I am trying to sell. I leave my phone number as a contact and they call me. Once I have them on the phone I just ask the questions to get the info I want. If they are on your phone, you will have no problem seperating the real buyers from the time wasters.

I am also starting an email campaign though literally yesterday, so it will be a while before I can share experiences with email marketing.

But my guess is that it takes dozens of people putting their email address into a squeeze page to equal one phone conversation with a serious buyer.

Dennis, I am in the same area. And I would say you are absolutely correct. There are tons of other wholesalers, and tire kickers combing through CL every day. However, I have found real buyers sprinkled in lightly. ;-)

Ok, I have to admit that I do like the idea of being able to e-fax realtors offers at a rapid pace. It would cut down on me having to print the contract, fill it out, and fax it to them.

But that gave me an idea. I have to find a way to make these offers paperless. Once I do that, I can just email or efax these offers. That will be a major cut to my costs.

So while I am not buying it, I did learn something from their marketing. I frequently get ideas from the marketing of gurus. That is the only reason I don't unsubscribe. But I have trained my mind to block out the need to reciprocate by purchasing their course, software, etc....

I was wondering if anyone out there could offer some tips on how to identify where in this country things may be more stable or improving.

I can Google it, but I thought I would get some insight from pro's who do their own research perhaps.

Yea that Hummer is a marketing monster isn't it? Im going to get a conversion van soon and wrap that.

It really is. I think wraps are really cool and eye catching. And with the traffic here in Tampa Bay se (especially US19) it would be worth the money no doubt. Way better than the cheesy magnetic signs.
