We use a state approved P and S for purchase here in FL.
I do have an assignment addendum we sign with the end buyer. Not sure if it works in your state. But I will email it to you if you want. My email is in my sig below.

Thanks Ned. Ive been a desk Jockey and never worked the buy side. Ive helped my partner sell deals for years and worked with many buyers without shaking their hands. So its definitely exciting for me to get out and meet these Sellers in person instead.

So Im getting calls and going to look at a property today! So Im kinda excited
I wanted to ask how do you approach your Sellers in order to get access to show end buyers? Do yo only show a couple of selected buyers that you prescreen thoroughly? I already have a buyers list, but they are used to me just giving a lock box code to go look in their own time. Obviously I cant show these probate properties as frequently...so im sort of confused how I overcome this temporary road block.

I remember trying to sell a house where there was a crack dealer two doors down. People always drive through slow to look for the house (naturally). He thought they were slowing down to talk to him and (sometimes) offered his products. I realized this after not getting calls back from the first 12 or so people I sent out.
One of the first times I have ever snitched on someone. His income generation was in the way of mine!

Market in FL is stabilizing. Supply (MLS properties) have greatly decreased. One of my friends (A HUD realtor) bids over ask every time to get her buyers in the houses available.
That being said, opportunity is everywhere as far as off market properties are concerned. Anyone who was marketing back in 2005 knows that the supply and demand of whats on the MLS makes little difference to the creative real estate investors inventory.

A friend of mine is proficient in door knocking to sell windows to home owners. I've been asking him if he will cruise around town with me to knock some FC leads. He isn't afraid to door knock, and I have been negotiating with sellers over the phone for years. Together we should have some success.
I have also been spam emailing fsbos that have CL ads. Most of them are pissed off and/or unrealistic. But I recently did 100-150 emails that produced one free and clear guy who has relocated. We are meeting at his home mid week to negotiate. Wish me luck!

We pretty much always ask for 2k. The guy wrote a cash offer. But he should have told us he needed.partner approval. They waited to do their due dilligence on the day of closing. Fool me once I guess...
