Check out this huge corner lot in the Marina District of Gulfport. The parcel has 2 build-able lots, and is located in one of the hottest and most desirable communities, rated one of the best places to retire in Florida. There is a house here that was once a 2/1 with a 1/1 in the back that had its own entrance. But this properties highest and best use is up to 4 units. You could fix up the existing house, OR build 2 duplexes here if you want, or a larger single family home.

These are all good suggestions.  My morning routine is taking about 1 hour now.  

Personally I like to start the coffee, and grab a water and stretch (I'm old now and I can be stiff sometimes).    Then I do deep breaths and think about what I'm grateful for a few minutes.   Then I like to visualize my goals for a bit, followed by mentally going over the most important tasks for that day.   

Then I read at least a few pages, if not a chapter of a mindset type of book, before I get into my emails or telephone for the day.  Currently reading the 8th Habit by Steven Covey.  

Exercise comes later in the day for me, because I do that with my kids.  But maybe some day I'll add that into my morning routines as well.

Hello guys,

We are looking to expand our portfolio to include FL NPNs, preferably in 1st position, but not sure of the best way to obtain tapes directly from asset managers. We've been getting old, junk tapes that's been circulating for months from jokers. 

Is there a way we can go directly to the asset managers to view their available tapes? We would also be willing to JV if someone would be willing to walk us through the process.

Any suggestions or advice is always welcomed! Thanks

Agreed that a BIG list is not necessary.  Get any size list of really SOLID investors in your area.   These can be your new friends, if you are honest and open with them.  

Of course you should probably work on getting some other funding sources , in case statists really do regulate wholesaling out of existence (like some are obviously praying for).

Nice.   After you have your numbers together, you should approach investors for an "equity participation note", if you don't think you can get the hard money.

If its a great deal, you may find another investor that wants to JV on the rehab. They fund the deal that you provided, and you do the work. Its more expensive than Hard Money if you sell the property quickly, but its better than not getting your deal funded.

Is this property in a retail area?  Or is it primarily a rental area?   Once you determine that, then you know what kind of buyer to look for.   If its a rental area (that's what i suspect here), I would check the houses in that area for the landlords, and approach them directly with the deal.
