You have got to put yourself out there to find them just as much as they should try to find you. In today's market very few deals in LA look like "true" wholesale deals if you go by the standard 70% ARV less repairs. When finding deals in high-priced markets you might want to consider going by a target profit and ROI instead and communicating that to potential wholesalers.

Either way every wholesaler will come across deals that don't pencil out perfectly and if you aren't on their VIP buyers list then that's what you get. It's unfortunate but that's just how it is. I am currently building my wholesaling business.

I currently use Lead Propeller and like the user interface; but if you search on all the top lead generating google searches, majority of them are IC sites. I haven't nor do I want to put that much effort into ramping up my SEO but I have seen a lot of success from wholesalers using IC.

I have used several direct mail websites and I have found GoBigPrinting to have a fast turn around time and their data uploads let you map and preview fields which is comforting for me.

Zipcodes with a lot of cash buyers (or whatever your target assignee will be) and good demographics on the upswing. Also somewhere that you know or can connect with your "boots on the ground".

I havent used them but check out ReboGateway for Tax delinquents. They all have the sales pitch just beware, They will walk you through your county and help you pull lists and show demos.

Any data provider (PropertyRadar, ListSource) just look up areas with owners of residential properties as corporations, transaction date within 1 year,  75-100% equity, then do a count of those with the most properties etc. You just have to get creative.

Just pull zipcodes with the highest cash buyers and wholesale those areas. This place is huge and there are deals everywhere. Good Luck

If you sort in order of violation date, at least in my area, you start to see a trend of properties being sold 3 months after the violation. So I would say Mail ASAP monthly for about 6 months. I don't have actual results yet but just testing.

Bite the bullet and switch to Call Rail, Zapier, and Youtube simultaneously. Works like a charm.

Still aim to get it at a discount. Try and find out why they are choosing you versus selling retail. Point out that you are the quick and simple solution versus selling on the MLS, paying commissions, working with complicated financing. Perhaps a "subject to" could work as well.
