What kind of a commission is common to pay a Realtor with whom you've established a relationship? I can't imagine the full 6%... just wondering what you guys are accustomed to.

I'm meeting with a Realtor in the near future who is focused very much on foreclosures in a market I'm looking to break into. He's an amiable guy, as far as I can tell through emails, and I'd like to establish a relationship with him. I'm new at REI, and having never done this, the question is: what can I as a real estate investor bring to the table that would benefit him?

As you know, real estate on bandit signs is limited (no pun intended). Since only one of will really fit, has anyone found a phone number to work better than a website, or vice versa?

Does the relationship usually need to be developed before requests for lists? Only reason I'm really asking is because I don't want to annoy a title company right off the bat and put them off helping me out later on.

We ended up finding the Realtor who's taking the property.

I've found a property in the area that is in one stage or another of foreclosure, and is owned by Fannie Mae. Potentially it could be a very lucrative deal because of some problems with the house, but I need to get in touch with the asset manager at Fannie Mae, or whoever is in control of the property. How can I find a way to contact them?

Marketing, which hopefully will serve me well with REI. I also love graphic design and photography though, so I may end up trying to double major, or spend a few extra years in school just for the heck of it.

I'm new to REI, and have found a few FSBOs for sale in my area that I need to call and talk with. But I was wondering what good things to call and ask about are? I don't want to try and make a deal on the first call, but what questions should I be asking about the house over the phone? How do you all usually approach these things?
