@Catherine Emert I am working Zillow other for sale by owner sites. I also found a cool deal with craigslist and IFTTT to send leads to my inbox. I had a question about the 6-month-old MLS leads. Is that something fairly easy to pull? And would that be something a realtor would be willing to do? I know you can ask to be put on their email list for new listings. I just wanted to make sure before I start calling around.

I was thinking $15 per sqft. As far a paying for it goes was thinking cash buyer and wholesaling it.

So this is my first time doing this. Found a property and talked to the owner to answer a few questions. Turns out he coached for the same college I played for. Lucky there. Anyways, I am not sure of the ERC and I cannot go see the property. I went with $15 sqft. For the ARV I averaged the three lowest and three highest sold similar properties in about a 2 mile area. The rest of the details are in the notes. Feedback is much appreciated.

I have built my cold calling list. What is the key cold calling questions to ask when wholesaling?

I am experienced in cold calling and inside sales. Personally, at this point with my experience, I am not a huge fan of scripts, but I do like bullet points to keep me on track and help me obtain all the information I need. I don't like hanging up on a potential client after a good conversation and realizing I forgot to ask for a key piece of information.

Can anyone reference any good sources for lists of questions to ask while cold calling for wholesale deals?
