@Account Closed looks great!
1. The Real Spaces theme is a good theme with good support from the developer so you should be fine using this for yourself or future sites you may build.
2. Adding your actual email address to the header or anywhere else on the site usually leads to a lot of spam, you can test this to see how things go but you may find yourself wanting to link this to an actual contact form with Captcha. Wordpress is an amazing platform but its popularity brings on a ton of spam so this is one thing you can change to stop "most" of it.
3. Business News is a great idea and I know this is a mock site but eventually if you can get real content in there rather than the feeds, this will have huge benefits from an SEO standpoint. The feeds you have now are great for a temporary solution but start building some unique content on this domain sooner rather than later and you will start gaining credibility with the search engines. If you plan on building sites for others, finding a good writer may be a good idea. This will establish each site as a thought-leader in the search engines eyes. If you can provide this for your clients, this will create huge value.

@Ben Leybovich have you had much luck with probates in your area? That could be something you want to look into if you haven't already.
wow @Joe McCall a specific video tutorial answering the question at hand! Kudos to you, this will help a ton of people!
Also just like @Shane W. mention above, @Ben G. did a great podcast where he discusses Podio, vumber and other tools he uses. http://www.biggerpockets.com/renewsblog/2014/10/09/getting-started-real-estate-wholesaler/

@Amy E. We have a few here in Raleigh and they do quite well. I know a guy that has a few of them. As far as I know the legalities are specific to your local area (i could be wrong), one example is that he had to purchase the property next door and convert it to parking in order to give 9 people a place to park being the street parking wasn't enough. I also assume there are some restrictions to the amount of bathrooms available and the amount of tenants/sqft
The units I looked into have rent of about $450 -$600/month (different room sizes and some have private bathrooms) in downtown Raleigh, totaling ~$6,000+/month for the entire unit. Not bad if you ask me. Once you learn how things work in your specific area, you can get a few going for some nice cash. I would advise you to do all males or all women, no mixing men and women. Your resident selection will be key here.

There are some legalities you will want to check into, one example is that he had to purchase the property next door and convert it to parking in order to give 9 people a place to park being the street parking wasn't enough. This is something that is probably specific to your city and state but once you learn the specifics, this could work out very well for you.

You can have a room or two with private bathrooms and charge a premium for those rooms I would advise you to do all males or all women, no mixing men and women. Your resident selection will be key here.

Seems to be kinda sketchy. I went to a page that said it was sold out. On their main site there is no pricing or anything listed. The video sounds enticing...

@Paul Garcia I agree, I have seen some of these software solutions that you install on your own domain so you can offer your tenants a bunch of different services and they can see other properties for rent, download forms, pay rent, submit a service request... etc. whatever you want really...
If they like your properties and are moving to another end of town, they may want to check what other properties you have available. The transition would be easier for everyone.
How are you getting $.50 transaction fees on rent payments? Are you passing the rest of to the renters? Most transaction fees are around 2%- 2.9% - right?
