My first investment property, I’m trying to figure out if I should go with a move in ready, tenant occupied property OR a fixer upper.
The tenant occupied property has had a roof replaced less than a year ago (tear off), furnace is 1yr old water tank from 2007 in great condition. Owner has had the property for 18 yrs and is moving out of the state. Tenants are current on rent and are both long term tenants.
Fixer upper is just that, 20K less than the tenant occupied property but has a few things that need to be done. Tenants are current in rent but are not long term tenants. Lease is currently month to month.
Maybe I’m just talking myself out of it but I really don’t know what to do. What’s the best decision. What would you do?? Someone help 😫😫

Also, if there is a judgement on the home, and I buy that home am I know responsible for paying that judgement fee or does it get wiped?

Is the registration fee for auction.com used to buy the home if you win a bid? If not is it fully refunded?

@Matt Buroni that’s were I am originally from, so I have many friends and family who can help with the upkeep of the place. I also know electricians, plumbers, and contractors personally so I know I won’t be robbed by anyone.

@Dan M. I have definitely considered this! And I think this will be my first investment. At first the problem was I live in NYC and as you may know it’s extremely expensive here and I was worried about my first home/investment being a huge chunk of my savings. But I’ve been considering moving to NJ where it’s more affordable!
